Building defects reports

A defects report, when written well, can be an invaluable document used for the purposes of outlining specific building failures and carrying out appropriate targeted repairs. Our diagnostic work and associated reports are completed by experienced licensed building practitioners, engineers, or building surveyors. Our experience with remedial construction work on site is invaluable in understanding the tectonics of how the building fabric goes together.

Dragonfly Remedial utilises applicable tools and equipment to obtain evidence, facts, and findings. We are determined to produce reports that are detail oriented, clear, and articulate. Our goal is to provide actionable steps towards remediation in our building defects reports.

Façade and cladding audits

Upon reviewing existing documentation to search for references to combustible cladding, Dragonfly Architecture can conduct a site investigation to check if the historical drawings match as built conditions. The site assessment can include destructive investigation to obtain materials samples. Cladding can be sent for testing to the appropriate laboratories to determine the combustibility of the material. Planning and building permits for the cladding replacement can be obtained by our in-house architecture team, while a scope of works can be assembled by our experts for the purposes of tendering to qualified, experienced registered builders.

Dilapidation reports

A dilapidation report is often required before a construction or demolition event is to occur in the neighbouring vicinity of the property. The report is a snapshot of the existing condition of the property as it were. The report would include photos of details of the building, and where necessary, measurements and references to the Guide to Standards and Tolerances by the VBA.

Drone inspection reports.

Dragonfly Remedial have appropriately licenced staff available to conduct drone surveys. The drone inspection is often utilised as a tool in conjunction with other diagnostic tests to complete a fuller picture of the building assessment. 

Materials assessment reports

A materials assessment report can be conducted by collecting samples and sending the samples for testing by a certified testing laboratory. This will provide formal confirmation of compliance. Hazardous materials that may be detected may include asbestos or combustible cladding. Potential material replacement options can be provided.

Water ingress surveys

Water ingress may occur as a result of membrane failure, rising damp, leaking roof systems, condensation, or a myriad of other causes. Thermal imaging, water testing, and moisture metering is used in conjunction with other diagnostic tests in the toolkit to detect the points of failure in a building. The use of these tools requires knowledge of the building layout and thorough detective work to prove a hypothesis for likely sources of the leak. A flood may be artificially engineered via a tap location, or we may utilise Melbourne’s existing weather conditions to find a path of flow. Our familiarity with waterproofing construction methods, architectural design, and experience on site enables us to provide educated conclusions using leak detection systems as an aid to obtain further information.
