An architect is a highly skilled professional, with a minimum of 7 years of training, including 2 years of audited and examined experience. Architects are trained to lead projects from start to finish, on time and on budget. They are also held accountable by the Architect’s Registration Board of Victoria, which is a registration that is held in the interests of consumer protection. An architect is also required to hold Professional Indemnity Insurance and undergo a set amount of hours of professional development as part of maintaining registration with the ARBV. This is in opposition to the job title of ‘project manager’, which is an unregulated and unregistered title with no requirements for indemnity.
We also hold a license with the Victorian Building Authority as a registered builder, providing all-rounded, technically trained service. We aim to be your best possible advocate in the often-tricky process of building rectification, at every step of the way.
Defect DiagnosisWe utilise various diagnostic tests and tools to outline specific building failures and carrying out appropriate targeted repairs. Our diagnostic work and associated reports are completed by experienced licensed building practitioners, engineers, or building surveyors. Scoping and tendering of worksThe scope of works documents we produce contain objective of works and encapsulate the extent of works for a specific repair project. The purpose of the document is to outline work specifications, including site preparation, permits required, specifications of products to be utilized in repair, site management and contracts to be used. Our architectural background enables us to work on design and detailing drawings at the same time as working on the scope. Building PermitsOur architectural background allows us to illustrate and document required works, as well as coordinate works to obtain building permits. Our network of building surveyors and engineers allows for clear coordination towards the goal of a building permit. Our strength is in persistence with respect to obtaining the required information requested by the building permit checklist. Dragonfly Architecture is a fully CAD based practice. We are able to provide documents formatted for other CAD packages and to exchange files with other practices, and especially with consulting engineers. Planning PermitsWe have extensive experience in working through the council planning process. We are well versed in navigating the bureaucracy of obtaining council permits. Our planning permit drawing packages are modelled in 3D for clear and easy understanding by clients and by council officers. We are proactive in coordination with other consultants and persistent in following up with council officers. Contract Establishment & AdministrationThe role of the architect during the works is as an impartial administrator of the contract between client and builder. Our training produces professionals that are well versed in the mechanics of the contracts that are in place during the works. We are experienced in running intricate stakeholder meetings and dealing with committees and various other parties throughout the works process. As architects, we also have the ability to instruct the contractor with detailing issued as required. In remedial building works, defects & structural damage are often discovered during the works, and having suitable qualifications and site experience enables us to advise the builder on behalf of the owner’s committee. We are experienced with liaising with contractors, owner’s corporation manager as well as the committees involved.
